At Deluca Construction, we have worked with some of the finest and most respected Architectural and Engineering firms in the country. We have successfully completed a wide variety of commercial, industrial and institutional buildings and additions as well as many interior alterations, several involving unique and complex construction requirements. Experience with such diverse building styles and methods make us an invaluable asset to any client because it enables us to get the job done on time and within budget.

All of the above is made possible by a management staff with many years of construction experience and a network of exceptional sub-contractors. Deluca Construction also maintains a highly qualified field organization that performs a majority of the actual on-site construction, including site improvement, concrete, masonry, carpentry and drywall. Performing this work with our own staff allows for tight control over the quality and progress of a project.

Project Approach

Once plans and specifications are submitted for bidding we obtain a minimum of three proposals for each division of work from reputable subcontractors. We estimate the Selective Demolition, Concrete, Rough and Finish Carpentry, Gypsum Drywall, Door, Frame and Hardware and Millwork installation work with our own forces and compare those estimated cost to our proposed subcontractors. If requested we would value engineer the project to determine where money could be saved with feedback and suggestions from the various trade contractors. A final proposal is then sent to the owners and architects for review and approval. We then prepare an aggressive schedule that is achievable.
We also qualify all subcontractor proposals to make sure they are all inclusive of the work as described on the plans and specification. Based on letters of intent from the owners and to our subcontractors we would begin and expedite the submittal process. We would then enter into subcontracts with all accurate qualified low bidders. Sub contract packages are then prepared and delivered. Any long lead items that may hamper the construction schedule would also be identified.
Once construction begins our on site full time Superintendent will work daily with the Project Manager to insure that the schedule is followed, coordinate all subcontract work and insure quality control. Deluca Construction will hold weekly job meeting, keep minutes and follow up on any issue that may arise. Prime subcontractors will attend the weekly meeting as necessary. Monthly requisitions will be prepared and submitted for approval. They will contain all backup invoices and requisitions. Once the contract closeout approaches we will work with the Architect and Engineers to determine any and all punch list items. Once a Certificate of Occupancy is issued we will prepare and turn over all operation and maintenance manuals and all architectural and engineering as-built drawings for record.

The proposed project organization structure for any project would be as follows:
Project Manager/Estimator ­ The Project Manager/Estimator would be responsible for procuring qualified sub contractor proposals for all divisions of the work, estimating work that would be performed by our own forces, qualifying and awarding sub contracts, shop drawing submittal tracking and organizing for all trades, scheduling, requisition preparation, change orders and change order tracking.

On Site Superintendent - The On Site Superintendent will be responsible for supervision, mobilization, sub contractor scheduling and coordination, quality control, and all on site operations.

Home Office Support - Home Office Support will assist in all clerical, copying, mailing courier services as well as all necessary filing.
